What to expect

At your appointment

We follow your title team’s instructions and coordinate signing and package return. Questions about loan terms or document changes go to your lender, title team or attorney.

More about the appointment

We follow the title or lender’s signing instructions, identify signature, initial and date locations, perform requested notarial acts, and coordinate package return. Scanbacks are available under the existing separate service option. Loan terms, disbursement, legal interpretation and changes to documents remain with your lender, title team or attorney.

Before we arrive

Your appointment checklist

  1. Confirm the assignmentHave your lender or title company confirm the signing assignment and delivery of the final package before scheduling is finalized.
  2. Check who must attendConfirm all required signers, their identification and any witness requirements with the title team.
  3. Confirm closing itemsAsk the title team about funds, identification copies and other closing items; do not send financial account details through a general appointment inquiry.
  4. Agree on deliveryConfirm printing, scanbacks, delivery instructions and deadlines in advance. Have a title or lender contact available for questions during the appointment.

Bring your ID. Attend in person.

Each person receiving a notarial act must attend. Bring a current, unexpired passport, driver’s license or government-issued nondriver ID.

Don’t have one of these IDs?

Call before booking to discuss whether another lawful identification method is available. Acceptance is not guaranteed.

Signing and witnesses

Follow the package instructions

Some package signatures require a notarial act and others do not. Signing order, witnesses and identification instructions may vary. We coordinate with the hiring team rather than substitute our own legal instructions.

Questions at the table

If a rate, amount, name or legal provision looks wrong, pause and contact the lender or title team. A signing appointment is not an opportunity for the notary to renegotiate terms or explain their legal effect.

When should I sign my document?

For an acknowledgment, a document may already be signed, but the signer must appear and acknowledge the signature. A verification on oath or affirmation (often called a jurat), or signature witnessing, requires signing in the notary’s presence. Ask the document preparer or receiving institution which act is required; we cannot choose it for you.

Our role

We handle notarial acts and signing logistics. Bring prepared documents and instructions; we cannot draft documents or give legal advice.

What notarization does—and does not—cover

Bring prepared documents and instructions from your document preparer or receiving institution. We perform requested notarial acts and coordinate signing logistics. We do not draft documents, select legal instruments or notarial certificates, interpret legal effects, or provide estate planning or legal advice. Notarization does not guarantee a document’s validity, enforceability, or acceptance.

Before you book

Your questions, answered.

Coordinate with your lender or title company first so they can authorize the assignment, supply the final package and confirm deadlines. A general booking does not replace that coordination.
No. The current service price with scanbacks replaces the standard loan signing service price. Travel and notarial acts are still separately itemized.
No. Ask the lender or title company about loan terms, amounts, funding and acceptance. We provide signing coordination and requested notarial acts.
